Environmental Impact Assessments and Site Assessments

JNE carries out both environmental impact assessments and phase I and Phase II environmental site assessments for clients.

Evironmental Impact Assessments

Carried out By JNE & Associates where required for proposed projects. An environmental impact assessment may require a study of the biological resources in the area including endangered and threatened species,a traffic anaysis, water quality testing and dectection of or impact of hazardous materials (existing or proposed use of).

Phase I Site Assessment

Phase 1 site assessments are an assessment of the risk of contamination at a site. Generally assessed through review of historical records, aerial photographs, review of regulatory agency information and by undertaking a site inspection. No sampling is done. Phase 1's are used in assessing the potential environmental liability associated with a property and are usually required when selling, buying, or financing or for other property transactions such as development permit approvals, rezoning, or subdivisions. . Phase I assessments are conducted according to The American Society of Testing Materials (ASTM) Committee E-50 Standard of Practice for Environmental Site Assessments for Commercial Real Estate (E-1527-93).

Phase II Site Assessment

Phase II Site Assessment involves a subsurface analysis, necessary to assess the potential for soil and/or water impacts on or beneath the ground surface and to determine the presence or absence of any EPA regulated substances. Sources of such contaminants include above ground storage tanks, underground storage tanks, illegal dumping and accidental surface spills.

Boreholes are driven into the soil to collect soil and water samples for laboratory analysis. Based on the findings of the analysis, the client will receive a detailed report revealing the nature and potential source of contaminants, allowable limits of each identified chemical, recommendations regarding agency notification and the guidelines for appropriate remediation.
